What is Ijarah Muntahia Bittamlik?
Ijarah Muntahia Bittamlik is a Shariah-compliant financing method that enables the client (lessee) to use an asset owned by the company (lessor) for a specified period agreed upon by both parties in advance in return for fixed monthly installments.
Parties of the Ijarah Muntahia Bittamlik:
- Lessor: Specialized Islamic Finance Company.
- Leased Asset: The property or item the client wishes to acquire.
- Lessee: The client.
- Supplier/Vendor: The original seller who sells the asset to the company (the Lessor) for the purpose of leasing it to the client (the Lessee).
How Ijarah Muntahia Bittamlik Works:
- The client (the Lessee) identifies the asset they wish to acquire.
- The client (the Lessee) applies for financing at the Specialized Islamic Finance company.
- The company (the Lessor) purchases the asset from the supplier and becomes its legal owner.
- The company (the Lessor) leases the asset to the client (the Lessee) under an Ijarah contract for a fixed rental amount and duration.
- The client (the Lessee) enjoys full use of the asset during the contract period, with the option to acquire ownership at the end of the contract.
